For any offer accepted on a lot in RVR by July 31, 2022, the developer will pay ONE YEAR of HOA fees for the buyer. 

Rancho Villa Real development is releasing the rest of its properties to the public. As per the regulations of this community, those blocks can be segregated into different lots, subject to getting a water certification from the local water association of Villa Real (Asada Villa Real). But at the moment, Asada Villa Real is limiting water certification in the area of Villa Real and therefore, the blocks that do not have a water meter installed are listed at a very attractive price for future investments. There are 3 blocks with water meters installed: Blocks D, E and F.

Blocks D, E, F currently have ONE water meter each allowing the construction of one home per lot. They can be all registered as Sub-Condominiums and they can be subdivided and sold as single-family lots when the water association will give water certification again in the future. Until then, only one home on each of these blocks can be built. 

In case of segregation, those regulations would apply to blocks D, E, F:

  • Authorization to build single-family homes 
  • 25% Maximum coverage for buildings (houses) and structures (per lot)
  • 65% Minimum space for gardens (per lot)
  • 10% Maximum coverage of paved areas (per lot)
  • Minimum setbacks between buildings or houses: 8 meters from lot lines
  • Minimum for garage gate or carport, setbacks: 9 meters from the access road
  • Overhangs and cantilevered elements: maximum 2 meter2.
  • The maximum height for buildings: 2 floors (9 meters). 
  • Garage: 1 per lot
  • Minimum parking provided: 2 per lot

Blocks A, L, M, N, O & P currently does not have a water certification or water meter permitting the segregation of the blocks, nor building a single-family home. Block B has a water certification but it is not possible at the moment to get a water meter with that certification. As per the original deed, they can be all registered as Sub-Condominiums and they can be subdivided and sold as single-family lots when the water association will give water certification again in the future.

In case of segregation, those regulations would apply to blocks A, B, L, M, N:

  • Authorization to build single-family homes (townhouses) and duplex.
  • 35% Maximum coverage for buildings (houses) and structures (per lot)
  • 40% Minimum space for gardens (per lot)
  • 25% Maximum coverage of paved areas (per lot)
  • Minimum setbacks between buildings or houses: 6 meters from the access road & 4 meters from the side setbacks.
  • Minimum for garage gate, or shed, setbacks: 6 meters from the access road or property boundaries.
  • Overhangs and cantilevered elements: maximum 1 meter.
  • The maximum height for buildings: 2 floors (9 meters). All blocks are currently registered before the Public Registry with a maximum of 3 stories per building, but the deed mentions 2 (thus decreasing the height of possible constructions). All rules and regulations are dictated by the Municipality and the land usage certificate; prevailing over what is currently registered. So, before subdividing into lots, it would be pertinent to double-check with the Municipality before, to know what their current restrictions are. 
  • Garage: 2 per unit (one covered and the other not necessarily).
  • Property line fences or walls (boundaries): maximum height of 2.5 meters. But in the case of walls or fences facing the Condominiums access road (primary road), the maximum height is decreased to 1.83 meters.

In case of segregation, those regulations would apply to blocks O & P:

  • Authorization to build Apartments, single-family homes (townhouses), and duplex.
  • Maximum coverage for buildings (houses) and structures (per lot): 35%.
  • Minimum space for gardens (per lot): 40%.
  • Maximum coverage of paved areas (per lot): 25%.
  • Minimum setbacks between buildings or houses: 6 meters from the access road & 4 meters from the side setbacks.
  • Minimum for garage gate or shed, setbacks: 6 meters from the access road or property boundaries.
  • Overhangs and cantilevered elements: maximum 1 meter.
  • The maximum height for buildings: 2 floors (9 meters). All Blocks are currently registered before the Public Registry with a maximum of 3 stories per building, but the deed mentions 2 (thus decreasing the height of possible constructions).

The buyer will have to plan for the electricity, internet, and cable for each block purchased, as well as the infrastructures in case of segregation in the future. Apart from these specific restrictions and rules for the above-mentioned blocks, the Bylaws contain general specifications which must be followed by the Engineers and/or Architects when proceeding to sub-divide the land; as well as the Municipality's rules and regulations. I.E.: water, external characteristics of the constructions, finishes, common and green areas, acquiring the pertinent land usage certificates; etc. Please keep in mind that all rules and regulations are dictated by the Municipality and the land usage certificate; prevailing over what is currently registered. So, before subdividing into lots, it would be pertinent to double-check with the Municipality before, to know what their current restrictions are. 

There are some extra fees to pay at closing for the purchase of a property in RVR. It applies to the purchase of a lot from the developer, as well as any resale in RVR, home, or lot. The buyer should expect to pay the fees as followed: 1) Road maintenance and improvements 2) Reserve funds 3) 2 months of HOA fees in advance. All those amounts will be given to the association by the SELLER at closing.

Rancho Villa Real is a fantastic country, ranch-style residential and gated community development offering the best of country living. It is located in the province of Guanacaste, the west-coast area of Costa Rica, very near the beach communities of Playa Tamarindo (5 min.), Playa Flamingo (15 min.), and Playa Avellenas (20min).
