Market Report ~ November 2025

As we are heading to the Holiday Season, we are noticing that the market shifted toward greater balance and slower sales - inventory rose, days on the market increased, and sales of condos and luxury homes softened while land and select coastal markets remained resilient. Construction and input prices showed a small decline in the construction price indices through mid-2025, easing some cost pressure for developers. 

Market flow (what changed since May 2025)

  • Sales activity: Single-family home sales declined modestly; condo sales and luxury transactions fell more sharply (reports showing condos down ~30–40% and luxury sales down ~40%), indicating buyer selectivity and lower appetite at the top end. Average days on market increased substantially in several markets. 

  • Inventory: Most properties on the coast and popular expat areas saw increased inventory (more listings available), creating negotiating room for buyers.

  • Land vs. built product: Demand for residential lots has held up better than finished condos/houses; some buyers are repositioning to buy land for future development.

Price trends

  • Coastal/high-demand zones in Guanacaste: Prices and asking prices remained firm. Tourist and remote-worker demand continue to support the demand. 

  • Condos: Notable slowdown — fewer closed sales and more price adjustments in condominium markets.

  • Luxury segment: Volume dropped significantly (reported declines in sales volume), producing opportunities for motivated sellers and investors looking for capital investments. 

Quick recommendations

  • For buyers (primary residence/expats): Buyers have more negotiating leverage on condos and villas - should be looking for motivated sellers or new listings with price reduction. A focus on properties close to the beach with solid rental/tourism is fundamental if you plan to rent the property. 

  • For sellers: Price your property competitively and invest in staging and excellent pictures; luxury sellers should be prepared for longer sale timelines or to accept concessions unless the property is top-tier/pristine.
